Finding a rental in Marrakech when you do not know the city is three problems in one: knowing where to look, telling real listings from recycled ones, and signing a lease you actually understand. We do all three with you, on the ground.

We are not an estate agency and we do not sell property: we work alongside the tenant.

Pick the district before the flat

  • Guéliz and Hivernage, the modern town, apartments, shops and schools nearby;
  • Semlalia, Majorelle, Massira, Targa, residential and family-oriented, budgets vary widely;
  • Palmeraie and the Ourika road, villas and houses with gardens, further out, a car is essential;
  • The medina, riads and traditional houses: charm, and constraints (access, works, damp).

What we add is what a listing never says: the noise, the light, whether hot water actually works, the state of the building, the real travel time to the school you have chosen.

How we search

  1. We frame the brief: budget, furnished or unfurnished, bedrooms, duration, district, constraints.
  2. We work the local channels: listings, local agencies, and word of mouth, a large share of rentals in Marrakech is never published.
  3. We filter out recycled and already-let listings.
  4. We view with you, or on your behalf on video if you are still abroad: we film, we ask the awkward questions, we check the real condition.
  5. We read the lease with you, line by line, before you sign.

What we check in the lease

  • rent, due date and payment method;
  • the deposit, often one or two months, and the exact conditions for getting it back;
  • duration and notice period on both sides;
  • who pays water, electricity and building charges, and whose name is on the meters (see RADEEMA);
  • the inventory of condition, photographed, dated and signed by both parties;
  • the furniture inventory for a furnished let, and who pays for repairs.
Never transfer money before seeing the property and the landlord's title. The "deposit to reserve it" paid to someone met online is the most ordinary scam there is.

Housing search and lease signing

Brief, search through local channels, viewings with you or filmed, lease read before signature and a photographed inventory of condition.

Quote on request, reply on WhatsApp

Right after signing: water and electricity in your name, a usable proof of address for your residence permit, and the everyday contacts in our local address book.

FAQ

How do I find a long-term rental in Marrakech?

By combining online listings, local agencies and neighbourhood word of mouth, since a large share of rentals is never published. We frame the brief, filter the listings, view with you and read the lease before signature.

Can I search for a home from abroad?

Yes. We view on your behalf and film the property, the common areas and the immediate surroundings, then answer your questions live. Signature happens on arrival or as agreed with the landlord.

How big is the deposit for a rental in Morocco?

One to two months' rent is the common practice, but it is negotiable and depends on the landlord. What matters is that the amount, the conditions for its return and the inventory of condition are written into the lease.

What should I check before signing a lease in Morocco?

Rent and due date, deposit and its return, duration and notice, who pays water, electricity and building charges, a photographed and signed inventory of condition, the furniture inventory if furnished, and who covers repairs.

Are you an estate agency?

No. We do not sell property and we do not manage portfolios: we support the tenant through the search, the viewings and the signature.
